The mixed-use complex is conceived from the understanding of an active open space as the structuring element of the proposal, capable of responding to the demands for services, gastronomy, education, and healthcare in the Porto Alegre Metropolitan Area. Its configuration organizes circulation flows, articulates the different programs, and establishes a continuous point of attraction throughout the day.
The large open space, together with the preserved historic building, is configured as an area for leisure and social interaction, enhancing the complex through generous gathering areas, expansive views, and integrated landscape design. The site strategy incorporates the existing topography as a design approach, defining distinct sectors and access points, always guided by visual connections between levels.
Two towers complement the development: a residential tower, with two- and three-bedroom units, and a commercial tower. Both are anchored to the programmatic base of the retail center, which structures and articulates them, reinforcing the reading of the development as a single, integrated system.
